A sustainable, community-centered design upgrade of a well-connected, multi-entry shopping mall in Kowloon East
To modernize the aging but vibrant Tsz Wan Shan Shopping Centre, we worked alongside Link REIT to realize their mission:
“We are committed to building long-term sustainability for our environment, our places and our communities.”
The centre plays a vital role in the daily life of surrounding public housing residents and acts as a social and commercial hub. Our mission was to preserve this familiar neighborhood identity while revitalizing it with modern, inclusive, and sustainable design strategies.
Upgrading with Sensitivity and Strategy
Navigating Multi-Level Challenges
With multiple entrances on different street levels, wayfinding and orientation were a core design challenge. We redesigned the entry sequences and directional signage, making them more visible and intuitive. This not only improved navigation but strengthened the centre’s relationship with the surrounding community.
Façade Refresh & A&A Coordination
The building’s façade was visually enhanced with a cleaner, more inviting look, while A&A works were submitted and coordinated with the Buildings Department where needed. These upgrades contribute to a safer, compliant, and future-ready environment.
Enhancing Public Spaces for the Community
In line with Link REIT’s community goals, we improved public seating areas, especially at transition spaces, offering more rest points for the elderly and families. These spaces now support both function and interaction.
Interior Renewal with Daylight and Warmth
A cozy and bright design theme now unifies the interior, with clean finishes and improved lighting. The iconic central skylight is celebrated as a natural focal point to uplift the interior environment, reinforcing a sense of openness and connection to nature.
Upgraded Amenities
The mall’s public toilets were fully renovated with simple, hygienic, and easy-to-maintain finishes, enhancing comfort and accessibility.
Urban Regeneration through Design
This project demonstrates how sensitive design upgrades can breathe new life into aging public infrastructure while staying rooted in the community’s identity. The revitalized Tsz Wan Shan Shopping Centre is now better equipped to serve both current and future generations.
